Proptyle, a property vertical search platform that touts itself as a unique hybrid search engine concept, has recently launched. The platform operates in a similar manner to Nestoria, Mitula and Trovit.
According to PropertyIndustryEye, proptyle founders Yash and Tej Patel claim to already be “well ahead of Zoopla” in terms of listings and almost on par with Rightmove. They also believes the new site will avoid falling foul of OnTheMarket’s “one other portal” rule.
“In terms of the available properties on proptyle we are almost at par with Rightmove and miles ahead of Zoopla,” the founders told PropertyIndustryEye.
“However, in terms of the area coverage across the UK, we are already ahead of Rightmove since Rightmove doesn’t display properties in regions such as Northern Ireland, parts of Scotland and Wales, Isle of Man, etc, whereas we do.
“Even in some parts of London and Greater London we display more properties than Rightmove because of sheer volume of estate agents present in those areas.”
Specialising in banking and telecommunications, the Patels say their "next generation" platform works like Google but displays as a portal.
Because the listings are just links to agents’ websites, inventory displayed on proptyle is always in sync with the market reality, eliminating ghost or stale properties.
The Patel brothers also argue protyle will be better able to support features like interactive property tours, interactive chats with agents and virtual tours they claim aren’t possible through Rightmove.
“It would be very hard to cover all video formats via Rightmove feeds for example and the feed size would grow dramatically,” PropertyIndustryEye quotes the founders as saying.
“Proptyle already does all this via direct lead generation approach. With proptyle the consumer directly connects with the property’s agent.”
Agents can choose to be listed actively by supplying a url however many others will handled by the proptyle web crawler. Consequently, agents may not know that their properties are on the platform.
While a basic listings are free, optional additional services, such as featured listings and listing click statistics attract a charge.
The Patels add they will market proptyle to consumers using a variety of channels online but will also approach agents directly. They say they are currently exploring funding options to support their efforts.
