The Participatory Financing Platform (PFP) pioneer in real estate crowdlending in Spain CIVISLEND has been authorized by the National Securities Market Commission (CNMV) and the Bank of Spain. It will begin to operate in the Spanish market.

Manuel Gandarias, CEO of CIVISLEND, defines the platform as "an effective meeting point between real estate developers looking for a source of financing complementary to traditional banking and investors interested in obtaining an attractive return on their savings." Gandarias insists that CIVISLEND does not substitute banking entities: "It provides sufficient resources to finance the land on which the real estate project will be developed, serving as a 'springboard' for obtaining the developer loan."
The exhaustive risk analysis carried out by CIVISLEND before publishing a project in the marketplace is one of its best guarantees of success compared to other alternatives based on crowdfunding in Spain. "The rigid control filters that we apply in CIVISLEND reduce the risk of default to a minimum so that the investor is as protected as possible," says Gandarias.
FIRST PROJECTS IN PROGRESS
CIVISLEND has just launched the fundraising for its first two projects, which can be consulted in the marketplace. These are two residential complexes of 20 houses each in Brunete (Madrid) and Tomares (Seville). Both have received a type A scoring, with which investors can obtain 7.88% and 7.90% APR for 20 months, respectively, with a minimum risk and a four-month interest payment.
THE CIVISLEND PROCESS
The process begins with the request for financing from the developer, carrying out a preliminary study that serves to verify the solvency of the same, as well as the suitability of the real estate project. Afterwards, a feasibility study is carried out that involves conducting a due diligence, after which the project is rated based on a risk rating: minimum (A and A +), medium (B and B +) and moderate ( C and C +). These guarantees are joined by other actions such as pledging the participation of the companies that promote the project or registration of registration charges on the assets.
Any saver who wishes to obtain remuneration for their funds with a controlled risk can invest in CIVISLEND. After registration, the investor can choose in the marketplace the project that most interests him and the funds he wants to contribute. In the case of non-accredited investors, you can invest from €250 to €3,000 per project or €10,000 per year in all PMPs in Spain, while accredited investors do not have a maximum investment limit.
The promoters who go to CIVISLEND in search of financing may request up to €5 million. In projects of less than €2 million, accredited and non-accredited investors may invest, while projects of more than €2 million may only be invested by accredited investors.
"Depending on the scoring of the project, investors will receive an annual interest rate that will be between 6% and 12%," says Gandarias. In this sense, the manager encourages investors to "diversify their investment in different projects and to reinvest as they recover the interest and principal of the first loan in which they participate in CIVISLEND, in order to maximize the benefit of their portfolio assets."
