
Hyyve has launched in Toronto as Canada’s first residential real estate listing-bid platform, enabling homeowners to receive upfront cash offers from agents competing for their listing.
Agents submit bids outlining credentials, compliance status, ratings, and value propositions. The winning agent’s bid is held in trust until the home sells or the listing expires, with full refunds in the event of a seller breach. Hyyve earns a success fee from the winning bid rather than charging upfront fees.
The platform is free for sellers, who can create pre-listings with photos, videos, and property details. The company is opening with 500 invite-only agents and sellers.
Hyyve has integrated third-party services for staging, legal, financing, renovations, inspections, moving, and insurance. These include AI HomeDesign, Ownright, Frank Mortgage, Bidmii, Carson Dunlop, MoveMate, and Square One. Agents can access commission advances through iCommission.
Patrick Armstrong, CEO and co-founder of Hyyve, said:

[Our recent survey] reveals that finding a real estate agent is still largely based on referrals, yet nearly half of those surveyed would not use the same agent again. At Hyyve, we believe both home sellers and agents deserve a more transparent, merit-based, data and performance-driven way to connect when selling their most valuable asset."
Hyyve’s launch coincides with the release of its 2025 Home Seller Insights Survey, conducted with 569 Canadians between March 31 and April 2. The survey found that 55% of respondents plan to sell their home in the next two years, and 70% of those say the ongoing Canada-U.S. trade dispute has not influenced their plans. Nearly half (48%) selected their agent via personal referral, but 41% of recent sellers would not use the same agent again.
Survey results also indicate limited research time devoted to selecting agents: 46% of Canadians spend fewer than four hours researching, compared to over 15 hours on major purchases such as cars (34%) or post-secondary education (26%).
