Fotocasa is the latest big-name real estate portal to launch a ChatGPT app for its marketplaces.
It is available to all users, allowing them to search for rental or purchase properties by asking questions via conversational search.
From a single question, the application will show more than 30 accurate and reliable results that match users' search criteria, facilitating an assisted, contextualised search experience. Search results include direct links to continue the search within the Fotocasa ecosystem.

Fotocasa says this move reinforces its leadership in the development of AI-based solutions. Fotocasa became the first technology platform in Spain to incorporate artificial intelligence into the process of resolving housing-related questions with the launch of Fotocasa Brain in 2024, a tool the company says handled over 34,000 queries in its first year of operation.
Fotocasa also launched AI-assisted search after running an AI Hackathon in October 2025. The company believes the ChatGPT integration adds further conversational benefits for property search. Fotocasa's artificial intelligence translates this intent into specific filters within the application, offering more relevant and personalised results.
Based on ChatGPT technology, Fotocasa Brain offers answers about buying, selling, or renting, as well as practical matters such as renovations, decorating, and subsidies. Its development paved the way for new, more direct interaction models, in which users can access useful information quickly and with greater decision-making power.

The French real estate portal Leboncoin says its new Tenant Pass+ solution is providing better pre-qualified tenancy applications to agents.
Launched at the end of 2025, Tenant Pass+ is a paid product that verifies tenant information in under five minutes, allowing users to share their profile an unlimited number of times during their home search process for a rental property.
Leboncoin entered a partnership with user data check specialists, MiTrust, to ensure users' personal data is valid and reliable.
Prospective tenants can pay a flat fee of €14.90 to boost the visibility of their profile, including proof of income and a 'seal of approval' via MiTrust. Paying customers get priority visibility when applying for properties for 30 days.
For real estate professionals, Tenant Pass+ guarantees the receipt of attractive and reliable applications that reduce high-risk tenancies, provide more direct communication, and shorten relocation cycles.
Leboncoin recently teamed up with PayPal to offer an integrated experience for buyers of real estate in France.
Kleinanzeigen, the German generalised classifieds platform, has opened an office in Barcelona in the same building as its parent company Adevinta's local office.

Meanwhile, a new AI assistant within the My Property dashboard provides users with insights into property values and local market trends. A utilities comparison tool allows homeowners to switch energy providers based on actual usage data.
And Mortgage Choice, the mortgage brokerage owned by REA Group, has launched an AI-powered policy search tool that the company says will reduce hours of brokers' manual work to mere minutes.
This agentic tool, built in close consultation with a pilot group of brokers, analyses over 5,000 residential policy pages to answer our brokers’ questions about lending scenarios.
Nicole Divine, executive GM of product for REA Group’s financial services division, said partnering with Mortgage Choice to create AI solutions ensures that tech does the heavy lifting, "freeing up our brokers to do what they do best."
Rightmove is rolling out updates to its Tenancy Manager service and a redesign of the Rightmove Plus dashboard as the Renters' Rights Act is due to kick in soon.
Updates to Tenancy Manager include compliant tenancy agreements in line with the Renters’ Rights Act, a built-in process to notify existing tenants of agreement changes, and extra rental data to support accurate rent reviews.
The Rightmove Plus dashboard will be redesigned to improve the user interface and more clearly show an overview of branch performance, including stock, instructions, and lettings agreements. Market share comparisons for lettings have also been simplified
