Here are the best product and service updates we've spotted this week. We'll start in Singapore...
PropertyGuru has launched 'My Property', a feature that allows homeowners to track their property's value, local market activity, and buyer interest—all on the PropertyGuru app.
Property valuations are within a median 0.44% of actual transacted prices in three out of four transactions, says PropertyGuru, while homeowners can also receive alerts when there are updates to their property's estimated value or buyer interest in nearby properties.
On the seller side, My Property provides tools to explore recommended agents based on their property type and location.
As part of the launch, PropertyGuru is giving homeowners the chance to win a share of a S$88,000 (USD 69.6k) prize pool if they check their property's value between 7-20 September.
Rightmove has added a new rent review function to its Tenancy Manager platform as letting agents adapt to changes under the Renters’ Rights Act.
Rightmove now lets agents create and serve Section 13 rent increases directly from an existing tenancy after letting agents requested the update as an addition to their Tenancy Manager interface.
Another update added digital ID verification to Rightmove Referencing. Applicants can use the technology to confirm their identity during the referencing process.
Tarah Lourens, chief technology and operations officer at Rightmove, said:
“Rent review is about making a necessary process more efficient and easier to manage. Through constant improvements to our Lead to Keys suite, we’re building towards a more connected renting experience that saves agents time and money, helps them to deliver a great service to landlords, and improves the experience of renting a home for a tenant.
"The lettings sector is still adjusting to a period of significant change, and we’re focused on helping agents adapt with confidence."
The launch comes as letting agencies adjust their processes following the implementation of the Renters’ Rights Act in the UK.
The Renters’ Rights Act will introduce a transformative new tenancy system, ending the threat of arbitrary section 21 evictions, which uproot renters from their homes with little notice and minimal justification.
According to an update on the UK government's website:
The Renters’ Rights Act will remove fixed-term assured tenancies. Fixed-term tenancies mean renters are obliged to pay rent regardless of whether a property is up-to-standard, and they reduce flexibility to move.
All tenancies will be periodic, with tenants able to stay in their home until they decide to end the tenancy by giving two months’ notice. This will end the injustice of tenants being trapped paying rent for substandard properties and offer more flexibility to both parties to respond to changing circumstances, for example, after a relationship breakdown, to take up a new job or when buying a first home.
SeLoger has introduced natural language search on its portal, letting consumers search for properties using terms like "open kitchen", "quiet" and "close to a school" for the first time.
SeLoger said real estate professionals will benefit from higher-quality leads and increased contacts from interested buyers.
A post on the company's LinkedIn page said, "Our natural language search translates a sentence, written or oral, and instantly understands the intention of project leaders. SeLoger is the first French portal to offer this experience."
The French startup Omny is launching the first European app that allows individuals to complete their entire real estate journey through ChatGPT: describe their project in natural language, refine their priorities, access matching properties, and then be connected with the relevant professional.
Omny will scan the inventory of agencies near the user, cross-reference more than 50 data sources, and then filter out unwanted properties. All of this is directly sourced from the real estate agencies' CRM systems.
According to the startup's website:
Omny is a French real estate platform that uses artificial intelligence to help people with their life projects: individuals describe their search criteria in natural language, Omny understands them and connects them with properties and real estate agents throughout France. Free for individuals, it provides professionals with truly qualified leads.
Omny is connected to the agencies' industry CRM systems, providing larger, fresher, and sometimes exclusive inventory.
"Omny does not connect ChatGPT to real estate listings. We make the professional real estate market directly queryable by artificial intelligence. For over twenty years, real estate portals have shaped the property search process. In the future, AI assistants will be one of the primary entry points," says Franck Le Tendre, co-founder and CEO of Omny.
"Large language models are capable of engaging in dialogue. Omny provides them with the market access and industry insight they lacked to turn an intention into a qualified real estate project. In doing so, we are opening up a new acquisition channel for professionals, allowing them to step in at the moment their expertise creates the most value."
Founded in 2026, Omny is developing real estate intelligence infrastructure that makes professional real estate inventories directly queryable by artificial intelligence.
