One of the biggest problems in the Middle East and UAE real estate markets is siloed data and inconsistent communication channels. Trust gets hit hard, and nobody quite knows whose professional standards are the benchmark.
Entrepreneurs are working hard to create ecosystems that piece together fragmented datasets and everyday problems into monetisable solutions for brokers, developers, and buyers that create foundations for professionalised real estate.
The latest example I have seen is Rechitta, which "addresses real industry challenges around information accuracy, accessibility, and trust," according to co-founder Aryaman Maheshwari. Currently in beta, Rechitta wants every developer, broker and buyer on its platform to create "one unbreakable information chain."
What data does the company have? How will they monetise? Where's the moat for this kind of business? I asked Aryaman ten questions, and got ten answers...
Rechitta solves one of the most critical and overlooked inefficiencies in real estate: fragmented, inconsistent communication.
We first identified this problem in Dubai’s off-plan market, one of the most globally active and broker-driven real estate ecosystems in the world. With thousands of brokers operating across time zones and a highly international buyer base, the same project information is constantly being shared, reshared, and interpreted across multiple channels. As a result, buyers and brokers often receive different answers depending on who they speak to, when they ask, or where the information is coming from.
In a market where people are making high-value investment decisions, that inconsistency creates delays, confusion, and ultimately a lack of trust. More importantly, it creates a gap between demand and the industry’s ability to respond to it accurately and efficiently. Rechitta is built to close that gap.
Rechitta is an AI-powered communication layer, grounded in verified developer data, that ensures pricing, inventory, payment plans, and project details are consistent, accurate, and instantly accessible across the entire ecosystem.
Rechitta enables developers and brokers to respond to global market demand up to 10x more effectively, while allowing developers to reach up to 20x more brokers through a scalable, real-time communication infrastructure.
I am one of Rechitta's three co-founders. My background is in technology, having graduated in Computer Science from IIT Roorkee and worked at Microsoft and Google before founding Rechitta. Throughout my career, I have focused on building reliable, scalable technology systems. At Rechitta, my role has been to ensure the platform can evolve alongside advances in AI while maintaining the robustness required for a trusted real estate solution.
Our founding team brings extensive experience in Dubai's real estate industry, with a strong understanding of how developers, brokers, and buyers operate.
We have built Rechitta independently so far, which has allowed us to stay focused on product quality, market fit, and long-term value creation. As the platform has evolved and traction has grown,
conversations around strategic partnerships and future growth opportunities have naturally emerged. Our priority remains sustainable expansion and maintaining alignment with our long-term vision. We are exploring the right opportunities to support that growth, but our focus today is still firmly on building and adoption.
Rechitta will begin operating on a subscription-based model, with pricing expected to scale according to the value and scope of each project. We are currently refining the commercial structure.
Our data ingestion pipelines are designed to work directly with our primary source of truth: developers themselves. To ensure absolute clarity and consistency in how project information is represented, we maintain full control over every piece of data that feeds into the LLM.
At this stage, we do not ingest any third-party datasets. All structured and productised data is derived exclusively from first-party developer inputs and interactions. This approach allows us to preserve data integrity, reduce noise and ambiguity, and ensure that the system reflects the most accurate and up-to-date view of each project without external distortion.
Our moat comes from combining verified developer data, real-time communication infrastructure, and domain-specific AI into a single system designed specifically for real estate. . Because we connect directly to source data and are model-agnostic, we can maintain high accuracy while continuously benefiting from advances in AI.
A key component of our advantage is a proprietary code that we have developed that governs how information flows between the AI and the end users. This infrastructure is designed to ensure
consistency, accuracy, and control in high-stakes real estate interactions. The result is a trusted communication layer that becomes more valuable as adoption and engagement increase.
One trend we are seeing is that buyers increasingly expect highly personalised, investigative experiences rather than generic property recommendations. There is no longer a single investor profile or decision-making formula. Decision-making is becoming increasingly data-driven, with buyers seeking clarity, transparency, and confidence through real-time information rather than relying solely on intuition or delayed market insights.
One area worth a shout-out is new AI-powered building management systems, which are helping to advance the sector through improved operational efficiency, predictive maintenance, and enhanced asset performance.
Over the next three months, our focus is on adoption and user feedback. Over the next 12 months, we aim to deepen integrations, expand usage across developers and brokers, and establish Rechitta as a trusted communication layer within the market.
Over the next 36 months, our ambition is to expand beyond Dubai and build Rechitta into a broader AI infrastructure layer for real estate markets globally, while maintaining the trust and operational depth that underpin the platform.
The biggest challenge was not the technology itself, but ensuring that every technical decision held up in a real-world real estate environment. We spent a great deal of time refining the product as our understanding of the problem evolved. The biggest lesson is to stay focused on the underlying problem rather than becoming attached to an initial solution. Products change significantly during the building process, but if the problem is real and important, continuous iteration tends to move you closer to something genuinely valuable.
Building in the age of AI is both exciting and demanding because the technology evolves incredibly quickly. One of the biggest advantages is the ability to build products that were simply not possible a few years ago. At the same time, it requires constant learning and adaptation. For us, the opportunity has never been about AI for its own sake. The focus has been on applying it to solve a genuine industry problem.
