Rightmove Looks to Commercial Upside in Latest Product Rollout

Rightmove has rolled out three new paid-for products on its Commercial platform—Search Advantage, Brand Advantage and Conversion Advantage—as the British market leader builds out a segment that remains a small slice of its top line.

The products, promoted on LinkedIn by CEO Johan Svanstrom, layer on top of Rightmove Commercial’s existing package.

According to the LinkedIn post, Search Advantage delivers “more exposure for all your properties and brand in the search results”; Brand Advantage extends that “across the entire search journey”; and Conversion Advantage adds “additional lead touchpoints.”

The new package closely resembles what Rightmove already does on the residential side. According to Rightmove’s website, the base Commercial package already includes Rightmove Plus analytics, a dedicated account manager, Featured Property and Premium Listings enhancements, and digital marketing campaign support. The new Advantage tier sits above that.

In 2025, Rightmove's Commercial segment constituted 3.5% of Group revenues, up from 3.4% in 2024.

Rightmove groups Commercial with Mortgages and Rental Services under its “Strategic Growth Areas” banner. This cluster of businesses grew 25% to £29.1m in FY2025, less than ten per cent of group revenue. Commercial is the largest of the three by absolute value, but it was the slowest grower (13% revenue growth year-on-year) compared to Mortgage (46%) and Rental Services (35%).

In the wider context of the overall business, every £1 of Rightmove Commercial revenue equates to approximately £27 from the rest—driven by residential agency listings, new homes advertising, and the other two legs of its strategic growth stool (Mortgage and Rental Services).

In the company's 2024 Capital Markets Day, MD of Commercial Real Estate Andrew Miles suggested that previous leadership "was less interested in commercial and just saw it as something to be milked opportunistically for some revenue."

According to Rightmove’s website, its commercial pages attract 43.9 million annual visits. Around two-thirds of all time spent on top UK commercial property portals is on Rightmove, "four times more than our closest competitors”. Meanwhile, Rightmove says three-quarters of its commercial audience will only search on Rightmove Commercial. Rightmove says it has the biggest commercial property audience in the UK—this audience is worth £15m a year in revenue, according to financial statements.

Rightmove's refocus on its Commercial product is a first step, but not a massive one. The good news is that the Commercial space is under much less pricing pressure and public discontent than Residential. In other words, Rightmove can squeeze its pricing power in Commercial because it historically hasn't squeezed hard enough.

Rightmove's share price has dropped circa 20% since the failed takeover bid by REA Group in September 2024, and 44% since REA's final offer of 770p per share.
