
Cian, Russia's largest real estate vertical, has been referred to the Federal Antimonopoly Service (FAS) by Moscow's Guild of Realtors after the portal imposed more price hikes on agents.
The appeal has already been received by the FAS and will be considered in accordance with the established procedure.
Reporting in the Russian media suggests Cian's market share in Moscow and the Moscow region exceeds 50% of the real estate listing and search services for sale and rental properties. The portal was referred for "imposing unfavourable conditions" on real estate agents, from doubling its prices for agents since 2022 across eight separate price hikes, and implementing two price hikes in 2025 alone.
Cian becomes the latest market-leading real estate portal to be called out for disproportionate price hikes, joining realestate.com.au in Australia, Hemnet in Sweden, Sreality in the Czech Republic, and Rightmove in the United Kingdom, for a combination of lawsuits, investigations, boycotts and open letters against their respective pricing strategies.
The Russian real estate giant has achieved significant revenue growth since 2021, with full-year revenues rising by over 25% in 2024.
