This week's Product and Service Roundup is packed with innovative launches in Asia, the UK and Europe. We'll start in Thailand...

Asia: DotProperty launches Dot Property Exclusive to connect developers, agents, and buyers

Dot Property has launched a new service designed to streamline how homes are marketed and sold in Thailand.

Branded Dot Property Exclusive, the initiative aims to bring developers, agents, and buyers closer together through curated listings, AI-powered tools, and end-to-end marketing support.

The service is part of Dot Property’s New Homes division. According to General Manager Mohammad Rafatnejad, the goal is to close long-standing disconnects between stakeholders.

Rafatnejad said:

"We saw developers, agents, and buyers working in silos. By building this bridge — especially through exclusive projects — we’re creating a space where everyone has access to the right tools, information, and opportunities.

"Within the first few weeks, we’ve already onboarded several developers and are actively working with dozens of agents. It’s clear there was a real gap in the market, and Dot Property Exclusive is filling it."

Dot Property Exclusive gives agents first access to selected projects, while developers benefit from a hands-off sales and marketing model powered by Dot Property’s national reach and digital infrastructure. For buyers, the service promises a more focused experience, limited to high-quality projects and verified professionals.

Two premium condominium projects in Phuket have already joined the platform, with additional launches expected soon in Koh Samui, Bangkok, Pattaya, and Hua Hin. The company plans to scale its agent network and add more exclusive projects in the coming months.

SquareYards announces launch of "Inco AI" interior design assistant

Square Yards has rolled out a new AI-powered tool developed by its design services division, Interior Company.

The tool is called Inco AI and is positioned as a next-gen assistant for interior design.

Inco AI is currently in soft launch. It lets users upload photos of empty rooms and digitally style them using different furniture arrangements and colour schemes. The tool is capable of transforming sketches into 3D renders, converting images into CAD drawings, and editing images of room interiors—all while maintaining architectural integrity, thanks to its machine learning engine.

“Inco AI was built to democratize design and improve communication between designers and their clients,” wrote Pranshul Chandhok, AVP of product and tech at Square Yards, in a recent LinkedIn post.

While the company hasn’t confirmed whether the product will be offered as a standalone service, it is currently integrated into Interior Company’s offering, which operates in ten Indian cities and Dubai. Interior Company accounted for 6% of Square Yards’ revenue in the quarter ending December 2024.

Oceania: Homely partners with Connectnow and launches Homely Connect

Homely has partnered with home services platform connectnow to launch Homely Connect, a new utility setup solution aimed at simplifying the moving experience for Australians.

The partnership allows property seekers using Homely.com.au to arrange electricity, gas, internet and other essential services with a single phone call—eliminating the need to contact multiple providers. The service is available nationwide and is designed to ensure connections are in place before move-in day.

David Webb, Head of Industry, Revenue and Growth at Homely, said:

"Moving is one of life’s most stressful experiences, and often, coordinating utility connections only adds to the burden. Homely Connect allows movers to arrange everything in one step, giving them more time to focus on settling into their new home."

Connectnow Senior Manager Paul Hoefer said the partnership gives Homely users access to a streamlined setup experience.

"It’s an exciting opportunity for connectnow to provide Homely’s users with a complete moving experience, by getting their home moving needs sorted quickly and easily in one phone call," he said.

Homely Connect draws on connectnow’s 23 years of experience and extensive supplier relationships, which include major names in energy, telecommunications, and home services. In addition to utility connections, the platform can help arrange professional removalists, vehicle hire, and bottled gas supply.

United Kingdom: Rightmove unveils industry-first property lending check

Rightmove and Nationwide have partnered to launch a new digital tool designed to give homebuyers earlier insight into whether they’re likely to get a mortgage on a specific property, before arranging a viewing or making an offer.

The new feature, known as the "property lending check," adds a layer of transparency to the early stages of the buying process. By assessing common property risks, such as flood history or short lease terms, Nationwide can provide prospective buyers with a real-time indication of whether they’d be willing to lend on a particular home.

Matt Smith, head of mortgages at Rightmove, commented:

"This is the next step in our mission to digitise more of the UK property market. Our ambition is to build digital solutions that make the home-buying process more efficient, giving buyers a better understanding of their affordability much earlier."

Previously, buyers could use a Mortgage in Principle to estimate how much they might borrow, but this didn’t account for the individual property’s eligibility. The lending check now fills that gap.

The tool builds on the existing Mortgage in Principle offering from Rightmove and Nationwide, which has already seen strong uptake in early 2025. Rightmove says the goal is to help buyers gain mortgage clarity earlier, while helping estate agents focus on high-quality leads and reduce fall-through rates.

“People who find a property listing they like are keen to know whether they’ll be able to get a mortgage on it,” added Nationwide's Henry Jordan. “This addresses that question head-on."

Zoopla announces commercial mortgage calculator for commercial listings

Zoopla has teamed up with finance comparison platform Propp to launch a new commercial mortgage calculator, embedded directly within its commercial property listings.

The tool is already live on Zoopla, and allows users to input loan criteria and instantly compare commercial mortgage options. It’s designed to simplify early-stage financial planning for investors and business buyers, helping them assess affordability and access funding insights while browsing listings.

Zoopla says it’s part of a broader strategy to streamline the commercial property transaction process.

Dickson Abegunde, director of strategic partnerships at Zoopla, said:

"At Zoopla, we have an ambition to help the UK win at moving, and this partnership with Propp is a great example of how we’re supporting commercial property seekers to do exactly that. By embedding a specialist mortgage calculator within our listings, we’re equipping users with the tools they need to make confident moving decisions."

Europe: Idealista launches new version of its app

Idealista has released a new version of its mobile app featuring a collaborative search tool designed to simplify group property hunting.

The new feature, called “collaborative lists,” allows users to create shared collections of saved listings that can be viewed and edited by others—such as friends, partners, or family members—within the app. The aim is to make the process of comparing and deciding on homes more interactive and better suited to users who are making decisions together.

Roberto De Risi, product lead manager at Idealista, said the update reflects how home searches often involve more than one person:

"The search for a house is often a shared path, involving several people: those who are going to live there, but also family or friends who want to make their contribution. For this reason, we have developed collaborative lists, a feature that makes the whole process simpler, more participatory and more organised, directly within the idealista app." [Translated from Spanish]

Users can create a list from the “favourites” section of the app and then invite others who also have the app installed to join. Once added, all participants can save listings to the same list and receive real-time notifications when new properties are added. A built-in notes function lets users comment on specific listings to share opinions or coordinate viewings.
