We start this week's roundup with a relaunch of an Australian portal...
Soho has launched as Australia's first AI native property platform.
SohoAI is the new, AI-first iteration of Soho.com.au, a property portal founded in 2018 by Airtasker co-founder Jonathan Lui.
Free users get up to three prompts a day and access to three months of proprietary market data. Paid plans unlock full access.
SohoAI offers a virtual staging solution, an intuitive chat interface built on years of property data, and can query the model for mortgage repayment calculations and plot graphs showing housing data from the last ten years, in addition to data provided by agents and other industry service providers.
Johnathan Lui, CEO at Soho.ai, said:
"SohoAI is a free-to-list platform that displays the property listings the same way as the market leaders. SohoAI also has the full power of LLM-powered AI chat and 10 years of real estate data. Sure, you can search listings, but you can also do things no other portal can, such as showcase data and market analysis. It displays the data how you want to see it, whether in text, a table, or a chart, and remembers your conversation histories. Artificial intelligence has already shrunk the moats around the biggest property portal businesses.
"We believe these businesses are likely to continue to lose market cap as investors are no longer willing to pay high multiples for the future earnings of listed portal companies.
"The move from print to online created the portals that dominate the industry today. AI is the same kind of inflection point, when new industry leaders can emerge from the massive paradigm shift in users' expectations. It’s inevitable that real estate discovery will move towards an AI chatbot-powered experience within the next few years.”
SohoAI has matched over 1 million properties per week for its users using AI. Having raised $9M to date, the company wants to raise a new funding round by April 2027.
Bayut, the UAE’s leading property portal, has expanded its conversational property discovery experience with the launch of AI Search.
Users can describe the home they are looking for based on their lifestyle, budget and priorities. They can then add or change requirements through an ongoing conversation without restarting their search, allowing Bayut to anticipate their needs and surface increasingly relevant properties.
Bayut already has an app on ChatGPT, while BayutGPT, its proprietary AI property assistant, has recorded more than 345,000 unique interactions and 690,000 messages since launch.
Muneeb Farrukh, VP of Product at Bayut, said:
"Artificial intelligence is changing the way people interact with digital platforms, but its value ultimately depends on whether it makes an important decision simpler and more informed.
"Property search is highly personal and rarely begins with a perfectly defined set of filters. By allowing people to describe what they need, refine their requirements naturally and explore properties through an ongoing conversation, we are creating a more intuitive experience that reflects how people actually think about finding a home."
Haider Ali Khan, CEO at Dubizzle Group, said:
"Our focus is not on introducing AI as a standalone feature. It is about applying it where it can remove friction, reveal useful patterns and improve decision-making. For consumers, that means making property discovery feel more natural and responsive. For real estate professionals, it means accessing valuable insights more efficiently and demonstrating their market expertise more clearly."
The new tab called "Agent" in the idealista native app allows real estate professionals to manage their business more easily from their mobile device, saying: "less administrative time, more time to acquire properties and clients, and close deals."
Agents can see a breakdown of upcoming property visits, publish properties with photos taken on the spot, and use a chat function for owners of properties listed on idealista's portal.
On the property management side, users can edit listings,
According to a blog post on idealista's website:
idealista has just launched a new feature within its app designed by and for professionals: when they log in with their professional account, the new "agent" tab appears. This allows you to manage all your business from your mobile phone without relying on your computer. Specifically, you can manage your listed property portfolio, follow owners and clients from your mobile CRM, organize and record purchase and sales visits, digitally sign documents, or consult market valuations during the visit. Kreedl has introduced an agentic AI search assistant to search properties via WhatsApp.
Users can enter a conversational search on Kreedl's WhatsApp account, and the assistant will seek out suitable listings, filter out inappropriate properties, and can contact listing agents where appropriate.
A free plan allows users to search for one property per day, while a paid version (€99 per month) can monitor listings and handle outreach and schedule viewings.
According to Kreedl CEO Matej Krcek, the new tool is being tested with up to just 100 users, and can only be used in Czechia.
