Colive brings its coliving service to Luxembourg

Belgian startup, Colive, plans to set up in Luxembourg in the coming years. Projects are already underway, with an opening in 2023.

Created less than two years ago by Nils Bokanowski, then joined by Laurent Rabinowitch, the company specializing in coliving Colive already has 29 addresses to its credit, mainly located in Brussels. But for almost a year now, Colive has been targeting development in Luxembourg.

Express development

The startup is developing its housing both in existing buildings and in projects under development. It does not own the buildings in which it operates, but rents them to an owner. They are the managers of these spaces, like those companies that develop coworking spaces. A solution that allows them to be very agile and gives them the opportunity to develop quickly. For this, they discuss upstream with developers and owners, offer them to manage the coliving space that is developed within the building. This also allows them to influence and adapt the interior layout according to their needs.

Nils Bokanowski, CEO and Founder of Colive, said:

"We have joined forces with Besix Red in Brussels to develop our coliving offer. We took advantage of each other's knowledge to develop our offer and offer coliving spaces in exceptional properties."

It was through Besix Red that they came into contact with the Luxembourg market, working initially with Besix Red Luxembourg, but not hesitating to meet other promoters in the country. 

Nils Bokanowski said:

"We have been working on the Luxembourg market for about a year to establish ourselves in the Grand Duchy, and we have no exclusivity with either promoter. We are looking for properties that offer between 10,000 and 15,000m² and for which we can exercise operational management. Currently, we have two projects in progress, one in Kirchberg, the other in Howald, which should be ready for 2023-2024."

Remarkable addresses

The community aspect being very important for Colive, far from them the idea of ​​proposing rooms aligned one behind the other in an endless corridor.

"In Brussels, we have favored addresses with a strong architectural character, such as private mansions, an old manor house with garden and pond located near the Cinquantenaire, or even an architect's house."

Their customers thus benefit from a prestigious address and a whole range of services related to their accommodation: cleaning, Netflix subscription, Colive application which allows them to book and pay for their accommodation with their smartphone, City Guide Colive with all the good advice from nice restaurants or bars to enjoy the city, but also proposals to participate in yoga classes in a park, for example. 

Nils Bokanowski, siad:

"The Colive identity is 50% in stone and 50% in experience.

"We also have a development on the island of Reunion, but which was done by simple opportunism, and we seek to develop, in addition to Luxembourg, in Frankfurt and Lisbon, where we will open our first address in July of this year." 

A phenomenon that is perhaps not just a question of fashion, but an offer that meets an existing demand.
