Hélénis embarks on coliving endeavor force city dwellers

The Montpellier property developer, Hélénis, is expanding its offer with a coliving concept called Casa Moov, which is aimed at young urban workers. 

The first residence will be fitted out and decorated by the national brand Alinea.

New generations practice and “consume” housing differently. It is to respond to this emerging market demand that the Montpellier property developer Hélénis, previously specialized in traditional residential projects, is broadening its offer and launching a new concept: Casa Moov.

Johan Sandery, Marketing and Communications Manager at Hélénis, said:

"Our target with this product is the moovers— young urban workers and students, aged between 18 and 30, who need to have a home but are also looking for sharing and flexibility. Casa Moov offers them accommodation, but we hope that people will eventually want to stay."

This new housing concept offers 69 studios from 18 to 43 m2, called "casas", and two T2 apartments, all furnished.

An urban style decor

Another specificity of the project includes a ground floor of 200 m2 called the "Moov-place," instead of housing or shops at the foot of the building. Its vocation is to offer a space of sharing and services to the inhabitants of the building.

“Casa Moov will offer services, included à la carte style options, such as a coworking space, a shared library, a lounge area with giant screen, a laundry room, a bicycle garage, a fit-up area with billiards, table football, ground indoor petanque, dart board and cross-fit course, as well as outside and a vegetable garden which will be maintained by the management company Elyade. The occupants will also be able to request a cleaning and breakfast delivery service. "

The accommodation will be fitted out by the national decoration brand Alinea "in an urban style, the furniture, decoration and assembly pack being offered to buyers for €3,500 for a Casa and €4,500 for a T2," specifies the promoter.

Sandery, said:

"Alinea had once worked with promoters but the projects never went out. The target of urban workers corresponds well with their own target. Alinea will also decorate the Moov-place, under the supervision of decorator Christian Collot. It is the beginning of a long story, because we plan to work with the brand again. "

A second wave of marketing

The first program of its kind, designed by Antoine Assus (Montpellier firm BPA Architecture), will be erected in Montpellier in the Hôpital-Faculté district (Saint-Eloi). The works are expected start in the spring with a scheduled delivery by September 2021.

For the time being, the promoter announces that it has sold 7 homes out of the 29 put up for sale during the first wave of marketing.

The promoter explained:

Buyers can buy under three tax systems— Pinel, non-professional furnished rental or professional furnished rental— at a price of 5,500 and 6,500 € / m2 depending on whether one is buying a T2 or a casaWe should have sold everything within a month and we will launch the 2nd wave of marketing before the end of the first quarter."

The accommodation will then be rented for €280 (studio) and €629 (T2) per month in bare rental, €470 and €690 in furnished accommodation.

The promoter claims to have other identical projects in the boxes in the Montpellier region, "in particular, on less central situations, elsewhere than in mainland France."
