August 14, 2025

Lifull has released its third-quarter financial results for 2025 this week, hailing continued positive performance year-on-year and year-to-date.

Highlights include:

  • YTD Revenue increased to ¥21 billion (USD 143.2 million), up 7.1% YoY
  • YTD Operating income was ¥3 billion (USD 20.4 million), up 23.3% YoY
  • YTD Net losses of ¥59 million (USD 381k) in Q3 2024 turned into a net profit of ¥4.4 billion (USD 29.9 million)
  • Lifull HOME's records seven consecutive quarters of revenue growth

The Japanese portal operator recorded its seventh consecutive quarter of year-on-year revenue growth for its Lifull HOME's segment, driven by homes.co.jp, which recorded improved ARPA for the period, and overall improved profitability. Lifull highlighted increases in site traffic and inquiries in its report.

For the quarter to June, Lifull's consolidated revenues rose 6.2% to ¥6.8 billion (USD 45.9 million), while operating profit was USD 7.9 million.

However, revenues fell between Q2 and Q3 2025, while overall revenue growth slowed relative to rapid growth in the previous year.

Lifull HOME's Services net profits soared by 76.5%, to ¥3.4 billion (USD 23.3 million), driven by improved revenue growth and optimised of advertising efforts.

ARPA (Average Revenue Per Agent) hit ¥64.3k (USD 437), a 4.3% increase from the same period in 2024.

Meanwhile, Lifull revealed details about its increased focus on AI. One such initiative is the launch of custom-built houses using generative AI, including recommendations for construction partners that are most suited to building that kind of property. Lifull says its integration of AI into the business has improved efficiency across all departments saying:

Over 90% of employees are using generative AI to boost quality and save time. [For example] developers and product managers [use AI for] coding, project outlines and reviews; sales and marketing [for] content creation, research, ad production [and] personalised proposals; back office [for] data analysis, reporting, [and] automation of internal processes.

Lifull has also added an AI chatbot for customer-facing products and the company's first AI-powered appraisal service.

Yuji Ito, CEO at Lifull said:

"On July 1, 2025, LIFULL proudly reached a major milestone: the 30th anniversary of our founding. We extend our deepest gratitude to all stakeholders who have supported us over these last three decades. We began our journey as the beginning of the dot-com era, growing primarily through our real estate portal. I, myself, joined fresh out of university in 2006 and have spent nearly 20 of our 30 years with LIFULL, learning from our real estate partners across Japan.

"Through a period of continuous change, we have built a powerful set of unique capabilities: an immense repository of real estate data, a vast industry network and a proactive adoption of advanced technology. With the accelerating evolution of technology, particularly in AI, we see this monumental shift as a great opportunity. We believe this is where the true strength of LIFULL will shine.

"As we move forward, the entire LIFULL Group is united in our pursuit of new heights. We sincerely hope for your continued support and look forward to what we will achieve together."

Lifull previously handed control of its Overseas business to the managing team behind FazWaz, led by Mike Kenner, in January 2025.
