CoStar Group has rolled out its proprietary AI product, built in tandem with Microsoft, to its residential rentals marketplace Apartments.com. The launch comes a few months after CoStar debuted the functionality on Homes.com.
According to a press release, 'Apartments.com Ai' is available to every renter on every web visit, helping renters evaluate options with greater confidence. The experience can answer detailed questions about properties and neighbourhoods, compare similar communities, guide renters through immersive Matterport 3D Tours and rich media experiences, and assist renters with contacting the property.

RynekPierwotny.pl is developing the HomeMatch 2.0 recommendation model, using AI algorithms and data analytics to help customers choose apartments while simultaneously increasing sales efficiency for developers.
RynekPierwotny is part of Property Group, which owns and operates several businesses in the real estate ecosystem, including the secondary market portal GetHome.pl, the RynekPierwotny.pl BIG DATA analytical platform, CRM systems, and Housing Platform, which connects agents and developers.
According to a report on PropertyNews.pl:
If a customer declares they have a child and a dog, the system can predict a higher probability of interest in a ground-floor apartment with a garden or a property located near green spaces. Remote workers are more likely to receive offers for apartments with additional rooms, while young customers who prioritize public transportation are recommended for properties with good connections to the city center. The algorithm also analyzes how offers are viewed, the time spent on specific properties, and the moment when a customer matures to make a purchase decision. [Translated from Polish]
HomeMatch is not a fully automated tool, instead being overseen by data science specialists and consultants who verify information and engage with customers. The portal will also prioritise informed consent from clients, whereby users know from the outset that they will receive offers tailored by the algorithm and can expect contact from a consultant or apartment seller.
Marcin Wierzbicki, Contact Centre Director at RynekPierwotny.pl, commented that it's easier for a customer to communicate their housing needs to another human than to a machine, saying: "The role of consultants is to understand the buyer's motivations and help clarify expectations. AI supports this process, but does not replace it."
Property Group serves over 1000 development companies and several thousand real estate agencies in Poland. The company has outlined a €47 million (PLN 200 million) investment plan for AI developments and data science tools between 2025-2028.
Housing.com, part of REA Group, is the latest real estate portal to announce an integration with OpenAI's ChatGPT.
The company said the integration allows users to discover properties, refine preferences and compare options through conversational interactions.
Users can now search for homes through natural-language conversations instead of traditional filters and keyword-based searches.
Housing.com CEO Praveen Sharma said the company is investing in technology to simplify various stages of the property search process, and the company is looking to expand its suite of AI-led experiences for home buyers and renters.
OpenAI has clearly been busy in the region. Housing.com joins Bayut (part of Dubizzle Group) and Square Yards in announcing ChatGPT integrations in the past fortnight.
A recent post on dubizzle's LinkedIn page suggests AI usage for selling a property accelerated quickly between April and May 2026.
According to dubizzle, more users are embracing the 'Sell with AI' tool as part of their selling journey on the marketplace website.
In May, usage increased by 15% compared to April, reflecting growing demand for tools that make listing creation faster and easier. By generating listing details from a photo in just a few clicks, Sell with AI helps reduce the time and effort required to create an ad, allowing users to focus on what matters most: connecting with potential buyers.
Meanwhile, dubizzle also shared news that holiday homes are now available to browse on dubizzle's real estate section, "giving users a new way to discover and book short-term stays across the UAE."
At the time of writing, 167 holiday home ads were posted for Dubai.
