This week's Product Roundup is all about Europe. We'll start with Spain's market-leading portal, idealista...
Idealista has launched an Online Room Booking feature, which allows tenants to reserve their chosen room and pay the first month’s rent through idealista.
According to a company blog, the tool is designed to simplify the room rental process both for tenants, who want a fast and reliable option, and for property professionals, who wish to optimise their daily management.
If a tenant finds a room that meets all their needs, they can request a reservation immediately. The listing must display the “Book Now” badge, and payment is only required if the landlord accepts the request. When booking a room on idealista, a one-time service fee is charged in addition to the first month’s rent. This fee is 15% of one month’s rent.
For tenants, the insurance product includes third-party coverage up to €100,000, and additional protection against lost keys, damage and theft for lost belongings, and relocation services if an agency or landlord cancels an ongoing booking.
For landlords, coverage includes third-party liability, damage to the property, early tenant departure, and tenant defaults.
The launch somewhat mirrors the model of mid-term rental marketplaces like Spotahome and Spacest, where tenants can book rooms and properties without visiting them beforehand.
The former iBuyer-turned-brokerage Casavo has entered an agreement with the mid-term rentals marketplace Spacest to facilitate lettings for people who buy a property via its platform.
A blog published on Casavo's website said:
For many owners, the process [of renting out a property] requires time, attention, and expertise. Now, however, all of this has become easier thanks to the partnership between Casavo and Spacest , designed specifically for those who want to rent out their apartment quickly and stress-free.
At Casavo, many of our clients purchase a home with a specific goal, to generate income. To meet this need, we decided to collaborate with Spacest, a digital platform specializing in medium- and long-term rentals , which combines technology and expertise to make the rental process simple, secure, and transparent. If you've purchased a property with Casavo and want to rent it out, you can access an exclusive offer on Spacest services.
Andrea Degli Innocenti, CEO at Spacest, told Online Marketplaces:
“The synergy between Casavo and Spacest is simple: they help people buy, we help them rent. Casavo brings a highly qualified stream of owners who often buy with an investment mindset, we turn those assets into income immediately with guaranteed rent and a fully managed process. It’s a natural fit that removes friction for owners and raises the bar in a rental market we’re trying to digitalise. The two journeys finally talk to each other.
"Looking ahead, I expect more partnerships like this: brokerages and specialised marketplaces teaming up to offer end-to-end solutions instead of isolated services. Wherever there’s a gap between buying and renting there’s room for integrated models that make life easier for owners. This is just the beginning."
