Europe: Kleinanziegen adds ChatGPT search

Germany's generalised classifieds marketplace Kleinanzeigen has introduced a ChatGPT search, inclusive of the portal's real estate vertical.

According to an announcement on the company's LinkedIn page:

With the integration of Kleinanzeigen into ChatGPT, [the challenge of turning an idea into the right filter combination] becomes effortless, enabling a completely new access point to over 58 million active listings. Instead of navigating static filters, users can interact naturally with AI. ChatGPT interprets individual context, combines cross-category criteria and translates even complex or implicit needs into precise matches.

A blog published on Kleinanzeigen's website said:

The AI ​​accesses an average of over 58 million active listings and far surpasses traditional filters: It recognizes complex or implicit desires as well as subtle connections that go beyond a simple keyword search.

In addition to the classic filter settings on the classifieds platform, direct interaction with ChatGPT is now possible. The AI ​​understands even vague descriptions, links cross-category requirements, and translates them into suitable offers from the extensive database of classified ads.

A major advantage of this integration is the linking of searches with individual knowledge. The AI ​​recognizes requirements arising from the user's personal context. For example, someone looking for a shelf that matches their existing flooring or a smartphone with better camera quality than their current model can specify this directly.

 

Czech portal operator Seznam introduces paid consumer package for its portal, Sreality.cz

Czech portal Sreality.cz has introduced a paid premium package for home buyers, brokers and investors.

The new service costs CZK 199 (€8.15, $9.5), allowing users to access extra information to give them an edge in the market, including price history for properties, notifications when new properties come to market, price change notifications for properties of interest, and local market activity.

Hana Kontriš, Manager of Sectoral Services at Seznam.cz, said:

"The speed of decision-making is a key feature in today's real estate market. There is not always time to prepare detailed analyses. Therefore, we want to accommodate users and offer them useful functions that will allow them to quickly orient themselves in the purchasing process and see specific offers in context. Nothing changes for ordinary users and they can continue to use the Sreality.cz portal for free as they are used to, including all the tools that we have recently introduced for them."

Lenka Zichová, product manager at Sreality.cz, added:

"For each advertisement, you now have the option to set up price monitoring, and we will let you know every time it changes. Users have the option to search for properties, for example, only among private ads, discounted or unreserved properties. This function can be useful, for example, for investors/flippers who need to buy a property below the average price per square meter and need to quickly identify such an offer."

Zichová also added information about natural language search.

"Simply select a photo for a specific advertisement or upload your own image and the portal will select visually similar offers for you. This function is suitable, for example, for those who want to buy a house of the Šumperák type or a villa in a certain architectural style and want to compare their prices." Avito launches permanent discount on listing fees

Avito will now offer a permanent discount for listing fees on properties returning to the market.

According to a landing page on Avito's website, a permanent discount of up to 15% will be applied for agents who list properties on the secondary market, while the discount will increase if agents increase their spending by 5% month-on-month.

Russia's challenger portal DomClick, owned by Sber Bank, has started offering a promotion for real estate agencies whose agents are more actively conversing with prospects and leads.

Agents who make the requisite number of client calls will earn a bonus subscription to DomClick's 'Optimum' package, including expedited mortgage verifications, additional branding on DomClick's marketplace, and additional data analysis capabilities.

The subscription will be available on a weekly rolling basis according to ongoing performance.

 

Asia: Lifull Home's adds free AI voice agent for users

Lifull Home's has launched Omakase AI, a voice customer service AI agent, providing users with a natural conversational experience.

According to a press release, Lifull Home's says users who visit its site struggle to visualise the specifics of its offering, leaving the site with unanswered questions.

This led to the introduction of the voice customer service AI agent, as there was a growing need for a process that could address users' concerns and easily resolve their questions before they proceed to making a reservation with an advisor.

Unlike traditional multiple choice answer formats, Omakase AI deeply understands the user's intent and context. You can feel free to consult with us by voice or text. Through dialogue with AI, users can resolve any questions they may have that cannot be fully conveyed through the website alone. Jitty, the AI-powered home search tool, now lets homebuyers search for environmentally friendly characteristics.

Jitty will now show results for search terms including heat pumps, solar panels, underfloor heating, and charging ports for electric vehicles.

Speaking on LinkedIn, CEO Graham Paterson said:

"We've been quietly working on some Very Exciting Big Things™. We've also been cracking on with some business as usual while we work on the VEBT's. I'm super happy to share that homebuyers can now search for environmentally friendly home characteristics.
