Asia: Lifull introduces property valuation tool for Toushi.Homes.co.jp

Lifull introduced a property valuation tool for its investment platform, Toushi.Homes.co.jp (operated by Kenbiya), in July.

The 'Cost Estimation Simulation' tool combines detailed property data with the latest public data to enable users to assess asset value and make informed decisions about properties.

According to a press release, "novice investors [face] hurdles such as not knowing how to calculate the appraised value and difficulty in researching official data, making it challenging to assess the reasonableness of the selling price on their own."

In a single click, users can access land and building data for the target property and instantly calculate a reference value, educating them on key information with a neutral perspective. The tool was built using reliable public data and provides users with a beginner-friendly glossary and tooltips, among other refinable and visual tools.

Yukiko Ogino, Site Planning Department at Kenbiya, said:

"When choosing a property for real estate investment, everyone naturally wonders, "Is this asking price reasonable?" This new feature was developed to allow users to proactively check the asset value themselves and move on to the next step (inquiry or negotiation) with confidence.

"We will start with popular items such as entire income-generating properties, land, and parking lots, but in the future we plan to develop it into a unique function that supports investment decisions from both a defensive and offensive perspective, such as adding a "CF (Cash Flow) Simulation" that allows you to check future profits and investment efficiency. Toushi.Homes.co.jp has just under 100,000 properties listed on its platform, including almost 5000 new listings.

 

Europe: Avito adds regional agents to the Moscow new-build market

Avito Real Estate has opened access to its "New Buildings for Agents" partner service for realtors in Russia's largest cities, covering properties in Moscow and the Moscow region.

The Moscow offering is now available to real estate professionals in territories including Yekaterinburg, Kazan and Voronezh.

Yaroslav Timirev, Head of Sales for the Transaction Services Business Unit at Avito Real Estate, said:

"We're giving regional agents access to an exclusive showcase of Moscow's new developments. The most common scenario: someone in Voronezh has sold an apartment, has enough money to cover their mortgage, and wants to buy a studio apartment in Moscow—for their child entering college, or as an investment. They have a trusted agent in the region, because 65% of people prefer to conduct transactions with the same professional. The client doesn't want to look for an agent in Moscow: they don't know the market and aren't sure whether they can trust this person."

According to Avito, users outside Moscow accounted for 54% of targeted traffic to new-build listings in the capital between January and May 2026.

 

Domclick introduces a loyalty program for rural agents

Domclick, part of Russia's largest bank, Sber, has introduced a loyalty program for realtors operating across rural and countryside properties.

According to an announcement on Domclick's blog, agents registered with Domclick's PRO service can earn points and offer clients discounts when they regularly complete non-mortgage transactions through Domclick's services.

The service is limited to residential buildings with a plot of land, plots, and non-residential buildings (for example, a bathhouse, garage, barn, garden house) with a plot of land, and agents must complete at least two transactions with Domclick every month.

Agents can redeem points for major discounts for their clients, including 90% discounts on secure payment services, 50% discounts on electronic registration services and purchase and sale agreements, and reductions in mortgage down payments for suburban real estate.

 

Fotocasa introduces automatic contacts for tenants in Spain

Fotocasa has launched a passive search tool for tenants in Spain, which will automatically contact agents when suitable properties are listed on the portal.

According to a LinkedIn post, the new tool lets users set search criteria for their preferred rental property, and Fotocasa will automatically contact the listing agent when a suitable property is added to its marketplaces. It is free to use and available to all users.

Adrià Velardos, engineering at Fotocasa, added that the tool has internal rules to block overwhelming lead delivery to agents

 

Leboncoin introduces Leader Pack offering

The French marketplace Leboncoin has launched a new offer for agents, providing maximum visibility for up to 30% of their ads.

According to a post on the company's website, subscribers will maximise visibility and sales speed, benefit from enhanced assets and branding, and optimise efficiency thanks to an AI-powered 'missed call qualifier'.

Subscribing agents will also qualify for a six-month trial of Nodalview, a marketing solution offering virtual staging and photo editing among other features.
