North America: Realtor.com launches AI assistant for agents

Realtor.com has launched RealAssist AI, a new AI layer in Realtor.com+ that helps agents act on client activity.

According to a press release, RealAssist AI takes on repetitive work in the agent-client collaboration platform, helping agents spend less time managing activity and more time advising clients, and is already serving over 190,000 agents nationwide.

The product has three core capabilities: AI-Driven Client and Search, guiding agents through setting up clients and co-buyers, capturing preferences and notes, and automatically generating more tailored home searches for those clients; Daily Digest — Synthesising client activity across chats, searches, notifications and price changes into one Daily Digest summary, with suggested next steps, so agents quickly know and understand what matters most for them; and Agentic Actions, which recommends actions and helps execute tasks, such as refining home searches based on professional-level MLS data fields.

Anna Marie Castiglioni, Head of Realtor.com Next, said:

"Realtor.com+ is evolving into a more intelligent agent workspace that helps real estate professionals reduce manual work, respond faster to their clients, and stay in closer sync with buyer activity–and RealAssist AI is at the center of that shift. It transforms the platform from a collaboration center into an agent’s proactive partner. It starts by getting them moving faster through client setup, then keeps working in the background surfacing insights, drafting high-intent communications and flagging ready-now opportunities before an agent even logs in."

Meanwhile, Realtor.com has integrated Realtors Property Resource into its agent toolkit. giving agents unprecedented access to property insights, reports and market intelligence.

United Kingdom: Rightmove reveals latest AI search update

The latest update to Rightmove's AI property search function lets home movers ask questions and compare multiple properties side by side within search results.

It is currently being piloted with a small set of users, with wider rollout expected soon.

Users can ask conversational questions about multiple properties in area they are searching in. They can also add their own bespoke comparison criteria, generating unlimited additional comparison rows based on any topic that matters to them.

Data is pulled in from information provided by sales and letting agents' listings, Rightmove’s proprietary data, Google Maps data, Experian for schools, and Land Registry

Rightmove said users using the Ask Rightmove search assistant are spending 40% longer on Rightmove, save more than twice as many properties to their shortlist, and send around twice as many leads to agents.

Tarah Lourens, Chief Technology and Operations Officer at Rightmove, said:

“Rightmove is innovating across the property search journey. Our latest AI-powered development helps movers better understand the differences between properties and identify the homes that best fit their needs, making the search process more informed and efficient. At the same time, it helps our partners bring property listings to life by making key features more discoverable and meaningful to potential buyers and renters.”

Europe: Leboncoin to give weighting to data-rich listings

The French general classifieds platform Leboncoin has changed its rules to give more weight to the richness of the information provided on listings.

The new ranking gives a score to the listing across several criteria, including its recency and its completion score. This latter score measures the elements added by the professional: property details, photos, video, or virtual tour.

Featured ads are also subject to the same weighting system, with higher-scoring listings placed higher up the search results than other Featured ads.

Agents can check their ads' scores in their profiles, including suggestions on how they can improve listings to achieve a higher score.

Leboncoin says the average ad on its platform currently scores just 45/100.

The company said floor plans, precise locations and virtual tours equip prospective buyers with much more useful information by the time they reach out to the agency. Meanwhile, Leboncoin says the practice of limiting photos to pique interest is becoming counterproductive, while the goal of an agent is to reduce unnecessary visits and dedicate more time to relevant inquiries.

Leboncoin shared internal data that showed ads with good photos are associated with 20% more contacts, while a virtual tour or video is associated with 33% more views.

Habitaclia relaunches platform for cleaner user experience and less advertising

Habitaclia has completely revamped its website, featuring faster performance, split-map navigation, and an interface focused exclusively on properties. In a pioneering move for the sector, the platform is removing external programmatic advertising to deliver a cleaner, more agile user experience.

One of the most significant and visible changes for users is the substantial reduction in advertising on the site. According to a press release, "this results in much cleaner search results pages and property listings, prioritising an uncluttered interface where the property itself takes centre stage."

The company says the relaunch is the first step in a long-term strategic plan to build the most reliable and transparent environment in the residential market.

New features include a split-map view, allowing users to explore streets and neighbourhoods while simultaneously viewing the property list; optimised property listings and contact features; large-format photos and cleaner visuals, free from ads and distractions.

Additionally, property information is presented in a structured, straightforward manner; and alert management and control so consumers can receive precise notifications when a property matching their criteria becomes available.

Jacob Cañadas, CTPO of Habitaclia, said:

"Finding a home is one of the most important decisions in a person's life, and technology should be their best ally in that process. With this relaunch, our goal is to ensure that innovation truly serves a search experience that is dignified, fast, and transparent. We have redesigned habitaclia from the ground up with the user at the absolute center—eliminating visual clutter and distractions, significantly increasing response speeds, and offering intuitive tools that simplify the process and instill complete confidence at every step."

Habitaclia is part of Fotocasa Group, which is in turn operated by Germany's Scout24.
