Lifull Q3 2026: HOME's Services Revenues Up 4.5%

Lifull recorded its eleventh consecutive quarter of revenue growth for its HOME'S Services segment in the third quarter of 2026.

Highlights include:

  • Total revenue of JPY 7 billion (USD 44.4 million)
    • of which, Lifull Home’s Services revenue was  JPY 6.4 Bn (USD 40.6 million), up 4.6% year on year
    • of which, Other Businesses revenue was JPY 625 million ($3.9m)
  • Operating income was JPY 894 million ($5.6 m)
  • Operating income margin was 12.6%, down from 17.4% in Q3 2025
  • Net profit of JPY 581 million ($3.6m), down from $4.2m
  • Year-to-date revenue was JPY 21.98 billion ($137.9m), up 4% from Q1-Q3 2025
  • Year-to-date operating profit was JPY 3.2 billion ($20.2m), up 7%

Lifull is not only a real estate portal operator, but the vast majority of its revenues come from the HOME'S marketplace business, which delivered solid growth for the quarter.

The company said "structural profitability improvements enabled profit growth to outpace top-line revenue growth", while an increased Sales function pushed the company's client network to an all-time high of over 34,000 customers and an increase in ARPA.

Lifull also revised its full-year and dividend forecasts and said it is on track to achieve mid-term financial goals.

[We have made a] Substantial upward revision to operating profit, driven by progress in SG&A cost control while executing initial growth investments as planned. HOME'S Services revenue revised upward as the segment continues to outperform initial plans. But consolidated revenue revised downward due to project delays in Regional Revitalization businesses.

Operating profit [has been] revised upward significantly as continued momentum in HOME'S Services and progress in boosting profitability via AI and subsidiary collaboration offset initial growth investments.

Lifull has rolled out a concierge-like AI experience for home seekers this year, including natural language search and AI-driven recommendations. For real estate professionals, AI initiatives include AI-powered document automations, customer service support tools, Strategic AI advisory services and more high-quality leads.

Internally, Lifull has launched a department specialising in AI integration and an initiative for upskilling opportunities for technical and non-technical staff.

As of June this year, Lifull says it has certified 52 employees as "citizen developers"—non-engineers who can effectively leverage AI in their departments for operational productivity. The company also has an internal "recipe book" of 292 best practices company-wide.
