Product and Services Roundup: Homes.com, Rightmove, MyHome.ie, PropertyGuru, Boliga

August 15, 2025

This week's Roundup starts in North America with a nifty launch from Homes.com...

North America: Homes.com adds 'new homes' segment

Homes.com has expanded its platform to include a dedicated marketplace for new construction communities, consolidating listings for all types of newly built homes into a single search experience.

The new homes landing page provides direct access to move-in-ready properties, custom builds, available lots, and communities in early development. Listings are supported by video tours, Matterport 3D walkthroughs, and photography, alongside news updates and buyer guides focused on the new construction segment.

The New Construction Homes segment already has circa 700,000 listings across the United States.

Search capabilities include hundreds of filters to refine results by builder, community, and home features, and an interactive map layer that displays commute times, environmental factors, and noise levels.

Homes.com’s research team has catalogued more than 2 million property features, enabling detailed comparisons of finishes, fixtures, and appliance options.

Neighbourhood and school pages provide visual and contextual information about surrounding areas. Builder profiles include biographies, project histories, environmental credentials, and current inventory. Interactive maps illustrate builder activity nationwide, and embedded news content highlights recent developments. Buyers can contact builders directly from profiles or listings without intermediary involvement.

United Kingdom: Rightmove introduces online valuation tool

Rightmove is testing a new valuation product designed to connect agents with prospective vendors earlier in their research cycle. Online Agent Valuation combines local agent input with a digital user interface, aiming to bridge the gap between algorithmic estimates and in-person appraisals.

The tool is positioned as a lead generation feature within the Optimiser Edge suite. It responds to vendor behaviour patterns, where initial activity typically includes browsing sold price data and obtaining instant valuations.

Rightmove said homeowners want “expert advice and accurate valuations,” while also expecting “a digital experience and speed.”

Christian Balshen, director of agency partnerships at Rightmove, said:

“Online Agent Valuation is a truly exciting step for the industry and a leap towards the next generation of instruction-winning products for estate agents. Many prospective sellers have told us that they like to communicate digitally first, and this gives our partners a unique opportunity to engage with them in this way.

“Responsiveness came out on top as the most important thing for a potential seller when selecting an agent, and Online Agent Valuation allows our partners to demonstrate this from the outset. With a new addition to our suite of valuation tools, those with a home to sell have even more choice in how to connect with an agent, and agents have more opportunities to win the next instruction.”

The product is in limited release ahead of a full rollout later this year. Agents can register interest to access trial search terms and join a priority list.

Key features include: early exposure to high-intent vendor leads, market insights for tailored valuation conversations, and positioning support through verified local expertise.

Rightmove research says neighbours are a problem for buyers

According to research by the market-leading British portal Rightmove, homebuyers are wary of neighbour-related problems post-purchase.

Research showed 36% of Brits admitted to having argued with their neighbour, with the biggest peeves being noisy neighbours (78%) and parking spot thieves (71%).

Rightmove said prospective buyers are taking steps to avoid this by driving by the property at different times of the day to check for issues (59%), expanding their area search (58%), and checking local community groups online for any disputes (43%).

Colleen Babcock, Head of Partner Marketing at Rightmove, said:

“Neighbourly disputes are an inevitable part of community life, but our research highlights just how significantly these everyday annoyances can influence people’s decisions when moving home. It’s fascinating to see the lengths Brits will go to avoid these issues, from driving by potential homes at various times of the day to scanning local community groups for any signs of potential problems.”

Other findings included that people aged 18-34 are most sensitive to noisy (82%) and nosey neighbours (73%), while people aged 55+ are most likely to argue with their neighbours.

Neighbour behaviours deemed the biggest red flags are asking for your Wi-Fi password (87%) and letting their bins overflow (71%), while avoiding neighbourly disputes is a top priority for 60% of respondents.

MyHome introduces 'MyHomeOffers' and 'MyHome Valu'

MyHome.ie has introduced a new 'Offers' service designed to streamline offer management for agents while providing buyers with a secure and transparent way to submit offers on properties.

The platform offers 24/7 access, allowing agents to track and manage offers at any time, maintaining full oversight of the sales process. It supports agent-controlled workflows, enabling personalised client interactions and complete control over each stage of the transaction. MyHomeOffers integrates directly with property listings on MyHome as well as agents’ own websites, ensuring consistent visibility. Real-time updates keep both agents and clients informed, with information fed directly into the agent’s CRM for efficiency and transparency. The system also supports a fully branded experience, delivering customised updates to clients under the agent’s own branding.

An additional offering, 'MyHome Valu', is an online property valuation tool that offers property professionals instant access to hundreds of thousands of property listings from across MyHome and the Property Price Register (PPR).

Asia: PropertyGuru adds 'Verified' tag for Malaysian agents

PropertyGuru has launched a free 'Verified' badge for Malaysian realtors who undergo a qualification process.

Real estate professionals who complete the E-KYC (Electronic Know Your Customer) process to confirm their identity will benefit from the badge as PropertyGuru aims to increase transparency and professionalism for consumers.

PropertyGuru said:

A key part of creating a trusted property marketplace is ensuring that the people property seekers connect with are who they say they are. The ‘Verified’ badge is PropertyGuru’s way of promoting transparency and professionalism on our platform by confirming a real estate professional’s identity and credentials.

Verifying your identity through eKYC and the ‘Verified’ badge process helps us to build trust between property seekers and agents, ensure only licensed and legitimate persons can be recognized as Verified professionals, [and] reduce the risk of scams and fraudulent listings.

Other benefits include better support and protection for home seekers and agents, and improved compliance with industry standards.

Qualifying agents can get their badge in a few minutes, and it will appear next to their name on search results pages, agent profiles, and listings.

Europe: Boliga adds flood risk data to listings

The Danish property platform Boliga has added several layers of rainfall and flood risk data to its listings.

Data points, including groundwater, flood risk, cloudburst, and watercourses, are now available on listings, with data collated by DinGeo, a partner of Boliga.

Properties are ranked from low to high, supplementing Boliga's well-established data-heavy listings that include information about crime rates, selling prices of the property and nearby properties, and even the voting patterns in previous general elections.

Boliga is a competitor of the market-leading Danish portal Boligsiden.
