
The French real estate portal SeLoger says that high-quality listings will be rewarded with up to 16x more visibility on its search results pages.
First reported in Immo2, Seloger is giving property listings a quality score based on information including Images, descriptions and technical information, with high-scoring listings having a material impact on clickthroughs from consumers searching for a home.
SeLoger gives points to properties across four key pillars of a listing: photos, videos and virtual tours (worth up to 40 pts); property descriptions (20pts); EPC certificates and ratings (20pts); and address and geolocation (15pts).
Properties can score up to 100 points, with weighting towards photos, videos and virtual tours.
The portal says properties scoring 80pts or higher receive more visibility on its search results pages, incentivising agents to build and publish the best quality listings.

Aim for a minimum of 8 photos for a studio apartment, up to 21 for an 8-room apartment or larger. Ideally, provide between 15 and 25 varied images so that visitors can get a complete picture of the property. The kitchen and bathroom are essential. If you don't have photos of these rooms, expect a drop in clicks of around 12%.
The first photo is the one that makes the visitor click. Make sure you choose a photo of a bright living room. [We award] +10 points if you have a video or virtual tour in addition to your photos. This helps generate more qualified leads and triple your clicks.
Aim for 1,500 to 2,000 characters (the scoring system awards 1 point for every 100 characters, capped at 2,000). Below 300 characters, you lose 30% of potential contacts. Also, try to always structure your description in the same order: size and rooms, then amenities, then neighborhood, then practical information. And always mention nearby transportation, schools, and shops.
